Building a villa in Bali involves a series of well-defined steps, from finding the right land to completing construction. Here's a step-by-step guide to help you through the process.




1. Find the Right Land

Research Location: Choose a location that suits your vision (Ubud for serenity, Canggu for surf culture, Seminyak for luxury, etc.).

Land Ownership Options: Foreigners cannot own land directly in Indonesia, but you can acquire it through:

Leasehold (Hak Sewa): You lease the land for 25-30 years with an option to renew.

Right to Use (Hak Pakai): A foreigner can own a villa on land for residential purposes but must comply with regulations.

Legal Due Diligence: Ensure the land is legally available for sale. Work with a notary and check land certificates (SHM – freehold, HGB – building rights, etc.).


2. Land Purchase Agreement

Negotiate the Price: Once you've selected the land, we negotiate the purchase price.

Lawyer/Notary: Finalizing legal documents with the help of a local notary (Notaris) who handles real estate transactions.

Transfer of Ownership: Sign the sale agreement (Akta Jual Beli) and complete the land transfer process.


3. Obtaining Permits and Licenses

IMB Permit (Building Permit): Submitting an architectural plan to local authorities to obtain the IMB permit, required for legal construction.

Environmental and Zoning Clearance: Checking zoning regulations to ensure you can build a villa on the selected land.

Consult Local Banjar (Village Council): It’s essential to get approval from the local community for smooth progress.


4. Villa Design and Planning

Our Architects/Designers: Engage a reputable architect who understands both Balinese design and modern construction.

Structural Plans & Cost Estimates: Develop detailed blueprints and obtain an estimated budget for the construction.

5. European Contractor

Contracts and Timeline: Sign a contract with clear terms about costs, construction stages, and completion timeline.

Labor and Materials: Ensure the contractor has access to quality labor and materials, balancing cost and quality.


6. Construction Phase

Groundbreaking: Once the legal and design formalities are complete, construction begins with land clearing and foundation work.

Regular Inspections: We make sure to visit the site regularly or appoint a project manager to oversee progress and quality.

Plumbing & Electrical: Ensure proper installation of all utilities, including water, electricity, and air conditioning systems.

Interior Finishing: Work on flooring, walls, kitchen installation, and interior finishing according to the villa's design plan.


7. Final Inspections & Finishing

Legal Compliance: Ensure that all construction complies with the IMB and local building codes.

Final Inspection & Certification: The villa must pass a final inspection by authorities to ensure everything complies with safety and zoning laws.


8. Handover and Villa Management

Handover from Contractor: Once construction is completed, conduct a thorough walkthrough to ensure all details are in place.

Property Management (Optional): If it’s a rental investment, we provide a villa management to handle maintenance, guest services, and bookings.

Utilities and Services: Set up electricity, water, internet, and other necessary services for the villa.


9. Villa Registration & Taxes

Register the Property: Registering the villa under your name or business, ensuring proper documentation.

Paying Annual Taxes: We making sure you are aware of and comply with Bali’s property tax regulations for foreigners.
